The dividend itself: payout ratios and earnings/FFO coverage, the track record of raises, and the runway to keep growing it. Yield traps and shaky payouts are penalized.
Are the picks bought at sensible valuations with a credible path for earnings and dividends to compound? Margin of safety over overpaying — for either yield or hype.
